So What Is A Trashout Anyway?


Because many of you have asked what a real trashout looks like on a foreclosed property PRIOR to being completed, I decided to make this short video for you of a foreclosed property that we will be cleaning in my local real estate market.

    Thanks for the kind words. As far as you being from a small town, this is something you may want to look into to see what the foreclosed property rate is. However, I have seen many people excel in the foreclosure cleaning business, from very small towns by being open to expanding their coverage area to an hour to an hour and a half outside of their area…. and trust me, once you get going, you will understand why it is worthwhile.
    As far as permits and insurance go… Your will need general liability and you can check your city’s webpage to see if you will need any type of permits to start cleaning foreclosed homes in your areas.

    Thanks for the video. That was a great idea!
    Just wondering if getting all of the “trash out” is all there is to it or if you negotiate to do the cleaning and lawn maintenance as well.
    Also, I saw in a report on the trash out business that the law requires the items to be put out at the street for 24 hrs. Does that only include the furniture? Seems like most of the stuff in your video (other than the remodeling supplies) was trash. And how would you determine that? What happens after the 24 hrs?

    Thanks for the comment.

    In the trashout business, everything (Debris/trash etc) goes unless deemed to be personals. The only way to know if the item falls into this category when trashing out and cleaning the foeclosure is to contact the company or entity that is providing the work and they decide weather the item in the forclosed property is considered personals or not. It is never advisable to leave anything at the curb unless it is approved in the city ordinance snd id sn eviction.

    The cleaning and lawn maintenence etc are almost always included with the trashout.

    Your video was very helpful. I am getting into the foreclosure/property preservation business, but I am a little confused on the bidding. How do you charge? We also do the cleaning, and lawn. I am always on the internet trying to get some information on how to bid, and what i should charge, but everybody want you to purchase a video for charge. I have been thinking about getting into your system for a few weeks now, Im pretty sure my area has tons or foreclosure work, my only concern is insurances, permits and ACTUALLY GETTING the contracts to do the work over competitors, being that I would be the new guy.

    I worked with a friend doing trash outs and evictions for a few years. I really did love my work. It was exciting, never boring. Each place you went to was a new chalenge. I would like very much to get back into this, but as the boss this time. I am a 62 year old woman and I have a few medical problems.I also have 5 grandsons that have worked with me on occasion. We hope to get your program and get started very soon.

    Regarding items and supplies such as these found in this foreclosed property, they ended up being deemed by the work order provider as personals and so we had to handle them a little differently.

    You would only have the option of completing the remodel if you were instructed to do so, or requested to be one to bid it. In this case, we just cleaned the foreclosure and finished the trashout.

    We see A LOT of trashout businesses turning into family businesses. This is awesome to see because there are alot of people out there that without the trashout business may not have a job.

    Congratulations on making the decision to take action and start your own foreclosure cleaning trashout business. The time is oh so right!

    This trashout business is FAR from slowing down anytime soon.

    Your concern about insurances and permits is nothing to worry about. Insurance is easy to get once you know where to get it and permits are usually not required for the work we do with trashouts. (However, you can do aquick search on your city’s webpage to be sure).

    Being the new guy on the block right now is really an utter non issue becasue of the amounts of work available. The comapnies responsible for assigning foreclosed properties to be cleaned are looking for companies who truly understand their language.

    I commend you for deciding to take action and to get into the foreclosure cleaning business. I realize that without the proper information and processes on how to get started correctly, it can be confusing… I was there once upon a time.

    Without being too harsh, I want to steer you in the right direction. Once you get to know me, you’ll find that I hold nothing back because you deserve the truth about success.

    Knowing what I know now and the money involved in the foreclosure cleaning trashout business, I would have paid multiple thousands of dollars for information that could of helped me cut down my learning curve. Instead of thinking in terms of what the right information may cost to get your hands on, think about all the money it’s costing you everyday that you don’t have that correct information in lost opportunity, orders etc.

    With that said, all companies who assign foreclosures to be cleaned have different parameters to follow for service rates.

    Keep your focus and stay the course. Your not far from the big bucks.

    There are many different rates involved when performing services in the foreclosure cleaning business.

    It is hard to get a rock solid average, but I can tell you from our experience in performing trashouts and helping many others succeed in the trashout business that the income on average we see is between $700 to $1350.00 per forclosed property cleaning.

    Anthony, I have done this kind of work with a company in colorado. I have seen homes that are 10 times worse then this.
    I am now starting my own business doing this but have found it is hard to find the right person to contact with getting the work.

    Thanks for the comment. Yes, some foreclosed homes are worse than others and as a result will pay you more to complete the trashout.
    Finding the right contacts is one of the biggest challenges in the foreclossure cleaning trashout business. Having the right list of contacts and even more importantly, knowing what to say and what not to say to these contacts who are responsible for assigning foreclosed homes to be cleaned, IS THE MOST important part of the process.

    Just ordered your program today. I have been an REO agent for 3 years, and I look forward to coming over to the preservation side of the business. The advantage to this side is you get paid whether that property sells or not vs. being the agent and having deals fall through and listings expire, etc…

    I am very excited to get started, and I already have many contacts in the industry, so I am hoping for a quick startup.

    Can you tell me how much you charged for the trashout in the video? The highest amount paid on any of my trashouts while I was a listing agent was about $2,000, and that was a case far worse than the one you showed us in the video. Like the other commenters here, I also have concerns about how to bid on jobs, so I hope you will be addressing that in your training.

How many people assisted with this trash out and how much did you charge? I am just trying to get a concrete example with price figures and time.     This foreclosure cleaning took about 5 1/2 hours to complete with just 2 people on the trashout etc. I cannot go into great detail here for a bunch of various reasons as to what the specifics were for compensation, but let’s just say that I made a wopping 250% profit on my investment.

    Great video. In watching your video, it’s pretty obvious for one to determine what would be considered debris. But what will you do to the bed set, the wooden sofa, the corner desk and the doors inside the garage? You know….the “big stuff”. Would you have to let your REO contact know about these items and ask him/her what to do with them? Do you just consider them trash and throw them away? Do you donate them? I’ve already received your TOC Training System and I wanted to thank you for all the great information that you’ve provided on starting this business. In fact, now I’m actually paying attention to any foreclosure news or update that I happen to come across. Here’s a little “something” to put things in perspective:

    I did not know there was such a business as Trachout. I knew someone had to clean these homes after they are no longer occupied. I am un-employed and I just typed cleaning foreclosed homes in my web browser and your website and others came up. I clicked on yours first and I am really impressed with what you do and how you openly share how the business works. I cannot afford the system so I will have to go the library for now and find more information. Thank you for the e-mail updates on what’s going on. I spoke with my husband about my starting this business and he said that it is not a business for a women because of the heavy equipment and all the outside lawn work that will need to be done. The workout equipment on the back of the house would be hard for me to move. Do you hire movers for things such as this. Will I have to hire a private waste management company to move the trash? This is so mething that I would really like to get involved in. Thanks for sharing what you do.

    First thanks for the e-mail updates… they are good to help procrastinators like me! I just watched your video showing the property prior to your trashout service. Thanks! I have 3 things I’d like to clear up before ordering your system.
    1. I like your “personal touch” in describing your business and the trashout business in general. There are several other Foreclosure business manuals out there however and I’d like to know what makes your package superior to the others.

    2. You refer to many of the items left behind as “debris” – however much of it appears to be in good shape. Do the contracts require the items to be trashed – or can they be donated – or resold?

    3. On average, how long does it take to be paid by the banks and/or relators for your service?

    Thanks in advance for your responses – I’m sure others may have the same questions.

    hey anthony, Im doing trash outs for a company,and will be starting my own soon. I think the best way to tell people how to doit is the way I was told. you take out every thing that that is added personal ,by the owner. make it the way it was when they bought it. dont leave anything,that was screwed in or nailed up,no hagers,or window treatments. thats the way to do the outside too. the only things that stay are plants,everything else goes,swing sets,play grounds,above ground swimming pools.the reason Im wanting to start my own business is to cut out the middle man. I do all the work and spend all the money,and only get 200.00 per house,the company gets more than me with no exspense. so will be getting your material soon. thanks ron

One thing I am 20 years old and dont think I will be taken very seriously in the business cause of my age. Will that cause me any problems with getting business at all?     It was great to see an actual house. It reminded me of a home I moved into where the prior tenants had just bailed on the landlord in the middle of the night. I ended up getting a discount for cleaning the property. Nothing compared to what I’m gonna make doing trashouts.

    Hi,, i like this video and i like tha idea as well but as i found mostly this bussines is doing good in CA, what about MD, i talk to many diffrent people and everybody is keep telling me that banks here selling the houses as it!! I mean with all staff what owner left in. And i did check it. I went for some properties with realtors and the trash was inside. Thank you.

My question is same as others…the viedo ..do you trash out the stuff that looked useable, call the AM, deside yourself if it’s value is less than Garage sale value? and Certification? do you have to be in business more than 2yrs?
